First floor three room apartment for rent. Clean, cozy and comfortable with front porch and large back yard. Close to central city and many amenities as well as bus route. Heat, water, sewer, garbage, refrigerator and stove included. Tenant responsible for electricity. Perfect for single adult. First month security and references necessary. Off street parking available. No smoking! -- Category: apts/housing for rent Title: Newly remodeled upstairs apartment for rent Rent includes heat, water, sewer, garbage; tenant pays electric, internet. This is Unit C, the upstairs, one bedroom apartment in a newly remodeled three unit building in South Scranton. An enormous light-filled bedroom facing the street has a peekaboo view across the valley and gorgeous sunsets. Entering from the street you go up to the raised front deck and into an entryway shared with the downstairs apartment. By the interior stairs you reach your landing, with jacket hooks and space for a bicycle, at your private unit front door, which opens to the middle, living room. In the rear are kitchen, bathroom with tub/shower, and rear deck, balcony and stairs. See the photos. Parking includes street parking in front and off-street parking spaces shared with other building tenants, presently newly gravelled and soon to be paved. Speaking of other tenants, we really hope that you will find a neighborly community with your future neighbors here, or better yet that you will bring your friends along to be your neighbors and fellow tenants in this building. Because the apartments are all brand new remodels and are all vacant at once, we are taking this rare opportunity to also advertise them together as a single lease for all three units in the building, priced for the same total rent for the building but divided evenly among four individual tenants at 550 per tenant plus utilities, or alternatively, divided per apartment as two one bedrooms (850 each including heating) and one two bedroom apartment (850 not including heat). The numbers are different because of the cost of heating, and because a two bedroom apartment doesn't rent for much more on the market than a one bedroom apartment. Under a group lease for the whole building you can divide it how you like if it adds up to the same. So we hope you will organize with your responsible friends, family, or colleagues to join a group lease. We have 12 month leases but will let you go any time if you find a good replacement for yourself and leave in good order; this also lets your group regroup when anyone leaves, so its not a lifetime commitment. We are extra tenant friendly: you can add a child, boyfriend, >5-day visitor, etc., for $275/month per additional (i.e., extra tenant's rent is at half price). We will also allow a pet with a $500 pet deposit and $50/month rent for each cat or dog. Nowoodchucks! To encourage community there is a big, shared, front deck, and the back yard has a picnic table space, and a fire pit for hanging out is planned for spring, and the grass should recover soon from the excavation project for the parking spaces. We hope you will love living here. Please call text or email to set up a time to visit for a look and to fill out the rental application (we are using the one at tomveatch.com/re for now). We will run your a credit check for $20, due with the signed application, and will reject your application if your MyRental.com score is below 600, so please keep up on your credit. ---- Want to live with friends?

I am looking to find, or help you to create, an independent co-living group to potentially lease a triplex home. containing 4 bedrooms, 3 kitchens, living rooms, and bathrooms, a yard, shared laundry, and a basement.

With places to hang out together as well as your own private spaces to be alone when you like, you can find your balance together. Life can be that much better, together.

For four tenants, the whole-building rent will be $550 each, plus shared utilities. Additional residents after the fourth (e.g., kids, boyfriends...) will cost $275/month rent each. (So if you keep a group of six in there for example then a share, one sixth of the total is just $458) A deposit of $550 each will be returned after you move out if your space passes inspection. Non-damage-causing pets are allowed with an added $550 security deposit and $50/month pet rent.

This is a very liveable double block building containing (A) one two-bedroom apartment on the left side and (B and C) two one-bedroom apartments on the right side. B and C each have a good sized kitchen, a master bedroom, and a living room (which could serve as a walk-through bedroom) plus a bathroom (B shower only, C tub/shower). The basement floods a bit in heavy rains but can be used for storage off the ground if you use plastic shelving. The yard contains a picnic table area suitable for barbecues and hanging out in good weather. The three units each have separate entrances and a small deck on the back as well as a big shared front balcony. Parking is easy with street parking in the front and off street parking in the back of the lot and near by, shared by tenants. Efficient heating with natural gas fired steam radiators. Tenants are responsible for heat, electric and internet (you can save money by sharing an internet service). Owner pays water, sewer, and garbage. Appliances provided: Three refrigerators and gas stoves; one clothes washer and dryer (in A). A second building in the back of the lot with two more bedrooms is being remodeled now and could be potentially leased together with this after it is done.

Young, old, or mixed, this is a perfect home for a group to live in together. Share your friendships, your blessings and your burdens by sharing your living responsibilities, your lease, your porch and even your cooking. Life together is better, more fun, less expensive (and you live longer). Why pay three or four times for internet services when you can share?

This group lease is flexible but structured so you can replace yourself and move out any month and the lease can easily be extended annually.

If you might like to join or create your own community in South Scranton, please contact me by email to say you are thinking about it. Perhaps, start a conversation with your friends about each other's aspirations.

9/15/2019: remodel complete! You will be the first tenants to enjoy this house.

9/17/2019: I have two prospective group members if you would rather join than create your own group. I can put you in touch, just ask.
